What size options are available for PLAD homes?
PLAD homes come in two sizes. The Omni is approximately 460 square feet (with a maximum of 920 square feet), and the Aura is 1280 square feet (with a maximum of 2000 square feet).
Where are the modular homes manufactured?
We have three manufacturing factories in Asia, and we ship everything from our factories to our warehouse and then to you.
Is there a showroom in the United States where I can see the finished home once it’s assembled?
Yes. We have a showroom in Hollywood, Florida, where our headquarters are located, and you can view the model homes.
Do the homes have electrical and plumbing pre-installed?
Both models come with electrical and plumbing installed.The Aura (1280 square feet) comes with a refrigerator, although other appliances can be added at an additional cost, depending on the upgrades or customization.
What materials are used in PLAD homes?
We use high-quality, sustainable materials to ensure durability and energy efficiency. Specific materials may vary based on the design and customization options selected. Both units are engineered for efficiency and longevity with carbon-steel-framed construction.
How are the houses constructed?
We assemble both homes in-house with our own engineers and architectural team, using high-quality materials that are crafted, designed, engineered, and licensed in the US. We only import the materials from Asia in order to give you a structure that will cost you a quarter of the price.
Does a septic tank come with my unit, or is it purchased separately?
A septic tank is an additional cost. The cutting-edge technology that the Fuji Clean Septic System uses is our choice for each unit. It is made in Japan, but the Fuji Clean Septic System is certified in Florida.
How long does it take to build and install a PLAD home?
Construction and installation times vary based on the complexity of the design and site conditions, but the Plad Omni’s 460-square-foot home can be completed within approximately 8 to 24 hours, and the Aura’s 1270-square-foot home can be completed in approximately five to eight days.
Do you have a team that can install, or do I need to find my own general contractors?
Either choice will work. Our local team will come to you, and we also work with a network of independent general contractors around the country, or you can have your own team assemble it with our guidance and expertise.
Do PLAD homes require special maintenance?
PLAD homes require standard home maintenance, similar to traditional homes. Our team provides guidance on specific maintenance needs to ensure your home remains in excellent condition.
Are financing options available for PLAD homes?
Yes, we offer various financing options to help make your PLAD home purchase more affordable. Our team can assist you in finding the best financing plan for your situation. One of our partners, Acorn, finances each unit up to $100k. The other financing option is 21st Mortgage.

Are these homes HUD-approved?
Yes, Plad modular homes are HUD-approved, but you only need HUD’s approval if you are financing your home. Otherwise, HUD approval is not required to purchase.
Are PLAD homes eligible for insurance?
PLAD homes are insurable, just like traditional homes. We recommend discussing your specific needs with an insurance provider to find the right coverage.
Do PLAD homes comply with local building codes and regulations?

Many PLAD home designs allow for future expansion or modification. Our team can assist you with any changes you wish to make as your needs evolve.
There are 7 guests on the invitation for our initial Zoom meeting. Who's attending?
We are the manufacturer and distributor of our homes. We have a collaborative team that is assigned to each potential partnership or project. The PLAD team consists of the CEO, the Managing Director, our Sales Director, a senior sales executive, and one of our engineers. Each client is important to us, and this is a big investment for both parties. We offer white-glove service support to all our clients, so for that reason, it’s always better to have as much of our team present and on the same page.
What about just developed land?
We do partnerships with properties that already have developed land with full hookups and 200 amps for electricity ready. If you’re interested in purchasing homes from us as well, we offer them at a very competitive, low cost. This allows you to maximize the value of your land while getting high-quality, affordable homes.
How does partnership work?
The partnership between PLAD Homes and the landowner involves both parties contributing equity. PLAD by providing prefabricated homes and the landowner. Initially, profits and equity are split 50/50, but if PLAD contributes more homes, profit sharing adjusts based on equity percentages. PLAD handles home production, and site management, while both parties may bring additional capital if needed. Revenue is generated through leasing and amenities, with a potential “village” model for tenants. Development is phased, and a third-party management company may oversee the project after completion. What's your status on NY approval?
We don’t file for approvals unless we’re building. Therefore we take the aura plans we have approved and stamped for Florida and submit it to any county we have an address to build. A $5k deposit is required for the engineer to draft and stamp our existing eco40 plans. If it’s a diff design it can cost $20k for a new set of plans. However all is built to code so can be approved anywhere. We can only share approved plans upon receipt of deposit
How are these Modular Homes classified or titled for permitting?. Are they considered an RV?
Omni and Aura are both modular steel framed homes. They are classified as single-family homes made of steel modular They can also be Commercial or Multi-family steel modular.
